Hot Property: $1.1M Zionsville home nestled in woods

The $1.1 million home for sale at 650 Spring Hills Drive, Zionsville, combines country charm and modern living. Located on more than 2 acres, the property is bordered by a brook and abuts a 100-acre land trust.

But it was a feature inside the home that drew Rob and Kim Cullin to it.

"The colonial fireplace is what drove us to this place," said Rob Cullin. The kitchen fireplace features a hand-hewn beam mantel. Wide plank pine flooring adds to the home's country charm. The kitchen's focal point is a 46-by-100-inch butcher block island that doubles as a breakfast bar. The kitchen flows into a comfy family room and a four-season room.

"We love the juxtaposition between openness and charm," said Cullin.

Built in 1987, the home has evolved to meet the needs of the Cullins and their two daughters. Two years ago, the couple worked with Architecture Trio, Indianapolis, on a renovation project that included the four-season room.

"That's our favorite place, where we can see all our squirrels and birds," said Cullin.

In another upgrade, the Cullins transformed the first-floor master bedroom into a cozy suite with doors that open to a deck. A signature feature in the master suite is an area the Cullins call their "luxury locker room" — combined dressing and bathing rooms. The bathroom includes Italian porcelain, custom cherry cabinetry and a double shower — all built around a copper soaking tub.

"We bought the tub and said, 'design the bathroom around it,' " said Rob Cullin. A walk-through laundry room connects the master suite to the kitchen.

The upper level of the home features two spacious bedrooms and a full bathroom.

In a second renovation, the Cullins gutted the basement and created two family areas: a casual living space with fireplace and built-in bookshelves and a movie room with high-end digital projection and sound system. The entertainment space includes a wet bar and wine cabinet. The other portion of the basement includes his-and-her office space with a separate exterior entrance.

A bonus to the property is a carriage house/in-laws quarters with kitchenette and full bath. A deck connects the quarters to the main house.

In addition to extensive decking and entertainment space, the couple added an outdoor kitchen overlooking the surrounding land preserve.

"In spring, summer and fall, we have no neighbors because of the leaves on the trees," said Cullin. "It's very secluded and private."
